Previous conversions of this 1848 townhouse resulted in one large triplex crowned by three loft-like residences.
The Fractal Group collaborated with architectural firm ODA to maintain the building’s historic bones and patrician façade while incorporating modern details, implementing an improved steel-frame structure, new electrical, plumbing, and HVAC systems, and an additional 620-square-foot level to the upper portion of the building.
The reconfigured space now comprises two stacked dwellings of equal size and value, where the open-plan layout allows for a floor-through kitchen, multiple living spaces, three bedrooms, and three-and-a-half bathrooms in each apartment.
Lighting by German designer Ingo Maurer and sculptures by artist Emilio Garcia complement the ample natural light on view throughout the home.
